ANNUAL COVENANT COMPLIANCE
PROPERTY INSPECTION
The Sheridan Woods Community’s annual Covenant Compliance Property Inspection was conducted on March 1st & 2nd, 2025.
Most properties passed the inspection. (THANK YOU!)
Several properties did not pass and will be reinspected o/a March 31st, 2025.

SWCA STANDARD COLOR SELECTIONS
As approved during the July 7, 2022 Board Meeting, a Sheridan Woods Standard Color Palette was created and subsequently approved by the Board, with concurrence from the Architectural Review Committee (ARC). Of the approved base colors, if the homeowner wishes to choose a lighter shade of the approved color, that would be acceptable. However, if a darker shade of the approved color is preferred, the homeowner would need to put a swatch on the house and have it reviewed by the ARC before painting. REMINDER: All exterior painting must be approved by the ARC before work is to begin. Sherwin-Williams will offer a discount for Sheridan Woods homeowners. ARC requests that include color samples can be submitted via the SWCA mailbox at the front gates and notify the ARC via the email above (700 SWD.) When submitting an ARC application to paint, attach a paint chip. Pictures are not always accurate to the true color.
TIPS
Curbing a violation may require some elbow grease, but not a large sum of money to fix. Here are recommendations for fixing some issues:

Mold, Iron, or Algae on Driveway or Sidewalks
Solution: During the sunniest part of the day, use paint roller to apply pool chlorine. -
Mold or Algae on Roof
Solution: During sunniest part of the day, use manual garden pump sprayer and apply pool chlorine. All-Pro and JPC are contractors currently used within our community. -
Rust stain on Exterior Walls, Driveway, or Sidewalks
Solution: Use pump garden sprayer and apply Snow Cap or Goof-Off brand rust remover. With Goof Off the rusty dissolves instantly. Bob Arnold spoke to ACE Hardware and reset the 20% discount for Snow Cap to SW residents. Just pick it up and announce at the register that you live here and you will receive the discount. -
Mailbox Needs Attention
Solution: Clean and scrape followed by painting (a few cans of black spray paint) and new numbers (silver reflective); replace faded flag with new red flag. -
Dirt or Streaks on Eaves, Rain Gutters, and/or Down Spouts
Solution: Thorough cleaning. If that doesn’t work, then use masking paper to block the roof shingles and walls and apply white spray paint. -
Mold or Algae on Fence
Solution: Use pump garden sprayer to apply one part Simple Green, one part pool chlorine, and one part water. Scrub with nylon bristle brush and then rinse with high power stream from garden hose. Also, again, contact All-Pro Roof Cleaning at (321) 633-3035. A minimum charge of $75, most front-facing fence lines can be cleaned for less than $100.
DRIVEWAY FINISHES
The only approved color is “Fresh Concrete HC165.”
This product is from H&C Concrete Stains & Sealers. It is available for purchase at both Lowe’s (1 gallon containers only) and Sherwin Williams (1 & 5 gallon containers.)
If this ” color” is mixed with any other product, it will not stand up to driveway conditions. It isn’t just the color, it’s the product.
Paver driveways are allowed with ARC approval.
The Sheridan Woods Board and Architectural Control Committee endorses the following specifications for Paver Stone driveway installations:

Hire a reputable paver contractor. (Elite Pavers & Surfside Pavers have good reputations within SWCA.)

Paver Brand = Belgard or Flagstone
-
Pattern = 2 Piece or 3 Piece Modular
-
The driveway will be the width of the outside garage walls (approximately 20 feet wide) and will extend from the garage to the Miami Curb, which includes replacing the sidewalk and apron.

A termite treatment is required after removal of the concrete and before the pavers are installed.

The City of West Melbourne will approve the permit and inspect and sign off on the driveway pre-pour under the sidewalk area and the final completion.

Apply 4-inches to 6-inches of triple compacted aggregate base material and 2-3/8-inch thick pavers.

All necessary border pavers will be cemented down to a 6-inch by 6-inch concrete retainer.

Gutter downspouts that go under the pavers, should install 9-inch basin box water emitter w/French drain under the basin box.
Standard installation includes the following:

Triple compacted aggregate base

Sand layer
-
Paver layer
-
Sealer is recommended, but not required. It preserves and protects.
MAILBOXES
SR-Section 6. Mailboxes
a. Mailboxes, posts, and applied house numbers must be uniform to the Community: single size/shape, black paint, silver/reflective numbers, and a red flag.
b. Mailboxes must be kept in good repair (e.g., no flaked or faded paint, no faded flags, and no broken or missing numbers).
c. Plants and other landscaping must not obstruct visibility of the house numbers on either side of the mailbox post.
Leased/Rented Home Inspections for Compliance are once per quarter/4 times a year.
